Closing the Transaction-
Final Walk-Through Inspection:
A few days before the sale is completed, a final inspection is performed to ensure that the property’s condition meets the buyer’s expectations compared to its condition when they made their offer. During this inspection you will be given the opportunity to “sign-off” on the property's condition to document that you have transferred the property in satisfactory condition.
Canceling Property Services and Utilities:
We are happy to provide the contact information for your local utilities and services so that your services will be terminated as of the date escrow will close.
If Things Get Complicated:
Sometimes things don’t go according to plan—a real estate transaction is a complex process with many variables, so it’s not the end of the world if something comes up at the last minute. Nonetheless, it can be stressful, and this is when you really need an experienced real estate agent. We’ve been through this process numerous times and have various strategies and options to help make your transaction as smooth as possible for you.
Close of Escrow:
When the transaction is nearly complete, the title company provides you with a “closing statement”, which summarizes all the financial details (pro-rations on property taxes and all the transaction-related costs) which we will review with you to ensure accuracy. Prior to the planned closing date, the title company has you sign the final documents. When everything is complete, the title company records the transaction for you and the buyer at the County Recorder’s Office; you receive any proceeds from the transaction, and the buyer becomes the official new owner.
Keys:
We will coordinate the delivery of your keys to the buyer once the deed has been recorded at the County Assessor’s Office or according to any other contractual agreements you’ve made.
